January 28, 2003
Dale Prior called the meeting to order
Board members present: Dale Prior, Russ Stocek, Rick Heinz, John Ross, Sherry Rosenlund. Also present: Joy Church, Bookkeeper and homeowner, Douglas Hill.
The minutes were read by Sherry Rosenlund and approved.
There is no report from Fire District #40 or King County Sheriff at this time.
Joy Church provided the Board with a current financial report. Invoices have been mailed to all homeowners for the 2003 dues and many homeowners have already paid. REMINDER TO HOMEOWNERS: LATE CHARGES WILL BE APPLIED FOR PAYMENTS RECEIVED AFTER MARCH 30, 2003.
Shawn Martin was not present; however, he did report to Dale that the new landscapers are doing a good job with our common areas. A SPRING CLEAN UP is planned for April with no specific date as yet. An edger, thatcher and aerator will be rented again for homeowners’ use for a nominal fee (depending on the number of homeowners participating). Russ is going to check on the cost of having bark dust sprayed or delivered in bulk for homeowners use (bulk delivery or spraying would be less expensive for each homeowner).
John Ross reported only 1 homeowner has responded back to him regarding improvements made without prior approval from the Architectural Control Committee. The homeowner’s improvements were approved as is with no further action needed.
REMINDER TO ALL HOMEOWNERS: ALL ADDITIONS OR CHANGES TO THE PROPERTY (DWELLING AND/OR YARD) MUST BE APPROVED BY THE ARCHITECTUAL CONTROL COMMITTEE.
Also a reminder to remove all Holiday Decorations by January 15th.
Woodward was sad to say goodbye to the Kirklands in December. Their home was purchased by Jay and Gail. They postponed moving boxes and furniture for a couple of hours and met many of their neighbors at the Holiday Progressive Dinner. Gail has also joined ladies Bunko.

THANK YOU TO THE LEWIS FAMILY for hosting Elliott Farms’ initial BLOCK WATCH meeting on December 18, 2002. It was extremely educational and for those that attended, we have all taken additional steps to protect our homes and families.
Rick Heinz reports there have been no new incidences in The Gables or Woodward. He also stated he attended a Block Watch meeting for Forest Estates to gather any additional information. They had no new information to report. Rick is planning a follow-up neighborhood meeting and until then reminds all of us:
GET TO KNOW YOUR NEIGHBORS
LET YOUR NEIGHBORS KNOW WHEN YOU ARE GOING TO BE GONE
WATCH OUT FOR YOUR NEIGHBORS
- The Board voted on a settlement offer for Tract N to send to the Developer for approval.
- Rick Heinz and John Ross will take the lead in moving the gazebo to the tot lot and have a report for next meeting.
A Homeowner reported concern regarding greenbelt trees stability during windstorms. The Board contacted an Arborist and decided not to pursue inspection at this time. REMINDER TO HOMEOWNERS: Per CC&Rs we as homeowners do not have the authority to cut down greenbelt trees.
A Homeowner suggested additional swings at the Tot Park for the little kids. The Board checked into insurance coverage and determined there is NO coverage for additional swings.
All Board Members are working together to create a book for all Elliott Farms Homeowners which will include the CC&Rs with specific, pertinent information highlighted, Blockwatch information, Architectural forms, homeowners contact information and website information. Rick Heinz will create a master book for review at our next meeting.
