Board of Directors Meeting
August 24, 2010
The meeting was called to order at 7:05pm by John Wruble. The Board Members present were John Wruble, Linda North, Scott Paul, and Laurie Wu. Also present were Joy Church, bookkeeper, and Becky Wruble. Last month’s minutes were read and approved.
King County Sheriff’s Report: There was no report this month. Crime statistics will be posted on the EFHOA website. However there is a reminder to all residents to keep your garage door closed when not using since burglary is on the rise.
Fire District 40 Report: There was no report this month.
Bookkeeper/Treasurer Report: Joy Church reviewed the financials with the board. There is a CD coming due on August 31st. A motion was made and approved to roll it over for another 15 months. We have a new homeowner. Their names will be added to our HOA list, and Joy reported that all dues on the property are paid up to date. A motion was made and approved to adopt the collection policy as written. It will be posted on the EFHOA website. Several additional homeowners have paid their HOA dues up to date but letters are being sent to them that late fees will need to be paid by September 15th in order to assure no legal action will be taken. HOA liens are now in progress for 3 homeowners who are delinquent since last year.
Laurie Wu reviewed the 2010 budget and presented the proposed 2011 budget for review and approval. A few minor adjustments were made. A motion was then made and approved to accept the 2011 budget with changes discussed.
The draft Notice of Annual Meeting and Election of Officers was reviewed and approved and will be sent to all homeowners. It is also noted that we are looking for new Board and Committee members. If you are interested in volunteering for one of these important positions please contact John Wruble.
Landscaping Report: Scott Paul reported that we have a new field manager for Malone’s Landscaping. The seasonal color was planted at the Gable’s entrance. Linda North has volunteered to sprinkle deer and rabbit resistant powder around the flowers. The product is all natural and is safe around all pets and animals. Scott added some dirt around the gazebo cement edge where it had been worn away. Thank you, Scott. The trail between Gables and Woodward was becoming overgrown with berry vines but has now been sprayed and cleared. The fence on 140th has now been replaced and thank you goes out to Scott and Linda for staining it. Scott is also looking into having gravel delivered and spread on the trail in the Gables.
Architectural Control Report: There was no report this month. However, it was mentioned that property condition reports were given to every resident. The overall feedback from these reports was positive.
- Bus Shelter discussion has been deferred
- EFHOA document revision has been deferred
- National Night Out was a big success this year with many more residents than usual attending. Thanks go out to John and Becky Wruble and Norm and Linda North for their assistance in helping to assure this was a pleasant evening for everyone.
- The new residents will be greeted by a Board member by this week-end.
- Halloween Party – Discussion regarding details was deferred but it was noted that there will be one this year on Sunday, October 31st, 6:30-7:30pm at the Sport Court in Woodward.
- A block party is being considered for mid September and organized by Joyce Keil and Jeri Martin. Details will be posted when available.
The meeting was adjourned at 8:45pm with the next meeting at the Nativity Lutheran Church on Tuesday, September 28, 2010. Residents are encouraged to attend.
